Basement renovation

Would you like to have a damp basement renovated? We have been doing professional basement renovations with electrophysical dehumidification, intelligent basement ventilation and heating systems since 2010.

Basement renovation from the inside

Although cellars usually offer a lot of space, they are often only of limited use because they are damp. An unpleasant room climate, musty smells or mold infestation prevent efficient use. That doesn't have to be the case! We renovate cellars at fair prices with electrophysical dehumidification and intelligent heating and ventilation systems.

Since 2010, we have been offering electrophysical building drying with DRYMAT®, a certified system for dehumidifying buildings using electro-osmosis. The installation of the DRYMAT® system requires only minimal structural work and enables the masonry to be completely dried out down to the cellar floor. The drying process takes between 0.5 and 3 years and can be accelerated with ventilation.

Basement ventilation leads to a noticeable improvement in the indoor climate, which can also have a positive effect on the living spaces above. Intelligent ventilation is cost-effective and also provides an effective Protection from the accumulation of radon in the basement rooms. Upon request, we perform a radon short-term measurement. Contact us without obligation.

A common mistake before or during basement renovation is the use of building dryers: Powerful dehumidifiers should only be used for a short time after water damage, as they damage the building fabric in the long term: They may be able to dry out the walls for a short time, but in the medium term the dry walls draw moisture in, with the mineral salts in the moisture damaging the masonry over time. Questions & Answers

How much does a basement renovation cost?

The cost of electrophysical cellar dehumidification with DRYMAT® for a house with a floor area of 60 m² is approx. 15,000 - 20,000 EUR. The decisive factor for the price is our effective expenditure, which can vary greatly in individual cases. We install basement ventilation systems from EUR 2,200. Contact us without obligation for an individual offer.

What are typical consequential damages of damp building fabric?

Damp cellars primarily lead to musty smells, an unpleasant indoor climate, increased heating costs and mould growth, which endangers the health of the people in the building. Over time, stains and flaking can occur on the wall surface, spreading from the bottom to the top, for example. This leads to a gradual reduction in the value of the property.

How reliable are the results of electrophysical drying?

Both the DRYMAT® system and our approach to its application are ÖNORM-certified. When we use the system, we guarantee the results. However, DRYMAT® can only be used as a supplement in the case of pressing moisture sources or cracks and major damage in the building envelope. This is why we start by carefully analyzing the causes of moisture.

Why a basement renovation with Haustrocknung.ch?

DRYMAT® requires only minimal structural intervention and is able to permanently dry damp masonry down to the cellar floor. Our process is ÖNORM-tested and safe in terms of building physics, ecology and health.

What is the cost of basement renovation?

For a house with a floor area of 60 m², electrophysical dehumidification costs between EUR 15,000 and EUR 20,000. Demand You without obligation an individual offer.

What are the cost-driving factors?

The cost factors include the length and accessibility of the walls, the building material, the aesthetic requirements and the duration of the journey.

What are the annual operating or maintenance costs?

The DRYMAT® system is completely maintenance-free. Annual electricity costs of around EUR 50 are incurred to maintain the electrical potential. These costs are primarily due to the consumption of the DRYMAT® control system.

How many years does DRYMAT® guarantee?

We give a 10-year guarantee on the DRYMAT® system.

Approximately how long does the basement renovation take?

The installation of the DRYMAT® system for electrophysical dehumidification takes approx. 3 to 5 working days for a house with a floor area of 60 m². It takes 0.5 to 3 years until the cellar is dry. This process can be accelerated by an intelligent Basement ventilation be accelerated. Installation of basement ventilation takes about one working day.

How is the DRYMAT® system installed?

First, the holes for the electrodes are drilled. Then we cut narrow slots for wiring the electrodes to the DRYMAT® control unit. Thirdly, we install the electrodes and connect them to the control unit. Fourthly, we test the system and put it into operation. Then we plaster the slots in the assembly.

How much noise and dirt is generated during assembly?

During the drilling and milling work, it is quite loud in the rooms concerned. However, the amount of dust generated is low, as we use an industrial vacuum cleaner and extraction hood for drilling and milling.

What is the process of installing a basement ventilation?

We install cellar ventilation systems either in cellar windows or light wells or by drilling a core hole through the outer wall. For this purpose, we replace the window panes with boards or acrylic glass and fit the insulated pipe of the ventilator. We then insert the fan into the pipe and fit the internal and external cladding. Finally, we connect the appliance to the power supply and familiarize you with the maintenance and controls.

Why do damp cellars occur?

The most common causes are condensation, rising damp in the wall and faulty installations or damage to the building envelope. If the moisture rises in the capillaries of the wall, the actual problem is not the moisture or the leak in the wall, but certain properties of the building fabric that cause the moisture to be absorbed by the wall. This effect is favored by the negative electrical potential of the wall. More on this in the «Damp walls» guide

How does cellar renovation with electroosmosis work?

The osmotic principle states that moisture can flow within a porous material if an electric field is applied parallel to its surface. The water flows from the positive to the negative pole. As the wall is negatively charged, the water rises upwards in the building fabric. With the ÖNORM-tested DRYMAT® system, we ensure that the wall has a positive electrical potential compared to its surroundings. This means that the water can no longer rise in the wall. The result is effective drying of the masonry.

Why are building dryers counterproductive in basement renovation?

The building fabric absorbs moisture because it has a negative electrical potential in relation to its surroundings. The building dryer initially causes more moisture to evaporate on the inside of the wall, whereby the masonry can become drier in the short term. However, as long as the wall continues to absorb moisture, this is only symptom control. As the drier wall draws in moisture, the salinization of the wall is also accelerated, which leads to damage to the wall surface over time. More on this in the guide «Dehumidify basement»

What are the advantages of electrophysical dehumidification?

Electrophysical wall dehumidification can be implemented with minimal structural intervention and dries the building fabric right down to the cellar floor. Neither complex excavation work nor toxic chemicals are required. Electroosmosis is harmless to people and the environment.

For which moisture problems can DRYMAT® be used?

With the DRYMAT® system, rising damp in the building fabric can be effectively eliminated as long as the building envelope is not damaged. The DRYMAT® is able to dry out even heavily damp walls.

Where can DRYMAT® not be used?

DRYMAT® is not suitable for drying buildings after water damage. The DRYMAT® system can only be used as a supplement in the case of adjacent water veins or pressing slope water. Major damage to the building envelope, such as holes or cracks, must be repaired before DRYMAT® is used. Our building experts investigate the causes of the moisture and the condition of the building envelope as standard.

Is DRYMAT® suitable for all building materials?

Yes, DRYMAT® can basically be used with all building materials in which moisture rises. However, the moisture must find a way out. If it comes into contact with an impermeable layer, it can collect there. We carefully check whether the moisture can escape.

Are the results of DRYMAT® guaranteed?

Yes, the functionality and application of the DRYMAT® system are ÖNORM tested. When we use DRYMAT®, we guarantee the results. In order to guarantee the results, we first carry out a careful analysis of the causes of moisture. This ensures that there are no criteria that would rule out the use of the DRYMAT® system.

R. S. from Montreux says:

«It took a year of patience, but this paid off: about 12 months later, there were massive downpours again, some of them even more intense than before. The house remained completely dry, no more wet floors, no more damp walls!» ➝ other references
